water pressure problem??

Question

For the last month or so my water pressure seems to be building up more pressure than normal.When I turn on a faucet I get a big pressure surge then it returns to normal.
Also the pressure relief valve on the hot water tank keeps discharging. my plumbing is all new only two years old (pvc)I never had this problem before. I have a pressure regulator and a back flow valve on my incomming line and they too are new.
My water pressure is normaly fair.

any help would greatly appreciated.

YOU HAVE A CLOSED WATER SYSTEM WITH THE ADDITION OF THE BACK FLOW PREVENTER, THERMAL EXPANSION + HIGH PRESSURE WILL MAKE THE T&P
WEEP. YOU NEED TO ADDRESS THERMAL EXPANSION
WITH A WATTS 530-C. I ALSO BELIEVE THAT YOU MAY HAVE A CHEAP PRV AND YOU MAY WANT TOO REPLACE IT WITH A WATTS U5B-STD.A MALFUNTIONING PRV WILL NOT HOLD THE PRESSURE AT A STEADY SETTING AND WILL ALLOW THE PRESSURE TO CLIMB.

Iam not sure what you mean by T&P weeping?
I have a Wilkens model br-4 (prv)is this a good one?
I don't under about the thermol expansion???
What is a Watts 530-c

what you have is thermal expansion. which is when your water heater heats up it builds up pressure some of which is normaly absorbed by the old water side backing up a little. But with your backflow preventer it has no where to go. The T&P (temerature & pressure valve) is the only escape for the pressure. ypu need to install a thermal expansion device, either a wats 530c valve or I would recomend a thermal expansion tank. Easy to install on the ncoming cold water line of your heater. Any home store can help you with that item. cost about $30.00
