Hot Water Tank -- How Old?

When should a homeowner think about replacing the hot water tank? How old can these things be and still function well?

Different brands of water heaters last longer than others (like most anything else). There is no need to replace it until the tank starts leaking or some other major problem develops.
It is recommended that you flush the sediment out twice a year by cutting the power off and attaching a hose to the bottom spigot.
IF you are experienced at basic electrical and plumbing, d-i-y repair/replacement is fairly easy.
