Leaking sewer pipe under house

Looking for the best solution to a leaking sewer pipe. I have a crawl space of 3' under house. Toilet is connected to pipe (I think cast iron) and has been leaking for a week approx? The home was built in 1949 and has not been updated throughout the home with newer pipes. The layout is toilet to nipple to T - 45 connecting the shower to nipple to T - 90 that connects sink to nipple to T - 90 that is capped on front side the pipe goes out the back of the house in 5 or 6' sections of cast iron pipe. Lots of rust coming down pipe from toilet and surrounding dirt looks really wet but no standing water. I can do the repair but not sure how much to replace or seal the leaky spot only. In a fix only have 1 bathroom in home. Help!

Is the toilet leaking from the wax seal under the toilet and leaking down through the floor? Maybe all you need to do is change the wax ring.
