Hot Water

I own a condo on a boiler system. In the late morning and early afternoon I do not have hot water. When the hot water is turned on it comes out milky white. Does this mean there is a leak in the line somewhere? I would appreciate any help anyone can give me so I can approach the homeowners board with more knowledge. Thank you.

I'm not a plumber, but I don't believe that the boiler system is leaking.
I think that the milky water may be caused by minerals accumulated in the water supply, and the system may just need to be drained and flushed.
As for not having hot water certain periods of the day, is the boiler on a timer, or is normal heavy a.m. usage just consuming all of the hot water capacity?
Maybe one of the pro plumbers in here will have other thoughts.

I think the milky water is just air. To check, fill a glass of water and let it sit. If it clears, with no deposits in the bottom, it is just air.
