Basement re-piping sanity check

Hey all,

I have a 100 year old house with a handful of DIY plumbing issues from previous owners (ABS glued to PVC, undersized shower and w/m drains, etc.) and a little bit of remaining cast iron that's rusting through in one area. It's time to get it corrected and while I'm at it I'd like to add a half bath and mop sink to the man cave.

Everything will be re-plumbed with ABS but before I take it over to the city for permit I wanted to put it up for a quick sanity check. For what it's worth a couple issues I've already identified are 1) where the basement toilet makes a 90 that'll be a long radius fitting and 2) i'm going to angle the cleanout up for the 2" that connects to the 3" toilet line so that it's higher than any backed up water.

Also for what it's worth, I believe there's one big issue here that I can thank the previous homeowner for, but there is an existing foundation level cast iron vent that i think allowed him to "do what he did". Curious to see if I'm right.

Your drain side of the setup looks good. But your venting won't cut it. While 30-40 years ago, wet vents may have been allowed, they aren't any more, so you'll need to add new venting out through the roof for both your basement bathroom group as well as your newly replumbed first floor drains.

Different areas have different rules regarding AAVs. Usually, they should only be used where an atmospheric (roof) vent can't be installed. Some areas don't allow them at all.

Thank you. After some more digging I was afraid that was the case. The "good" news is the last plumber or homeowner boxed out a corner in the first and second floor bathrooms (directly over each other) for the 3" being used to vent upstairs. It can probably be torn out without too much trouble and widened for another. The walls are plaster so i understand their reluctance to tear into the wall cavity. The house currently has a cast iron vent at the ground level that's about 12" above grade. It's also right where i need to locate a future AC condenser, so that's not good either. I'll do some more checking to see where i can plumb another stack and then talk it through with the building inspector.
