Deadbolt - key turns but bolt does not release

Deadbolt - key turns but bolt does not release

I have a brand new deadbolt installed on a rental homje... the renter states the key turns but the bolt is not released. What are options for fixing myself....

we would need to at least know what brand of deadbolt to begin with. A picture will tell a tousand words.

The newer Kwikset smartkey will have a little hole to the left of the keyhole. The Schlage securekey will have a + sign at the top of the keyhole.

If you have the Kwikset smartkey, remove it and return it to wherever you bought it, for a replacement.

Both brands have inherent faults that simply require replacing.

If it is another style, it could be a timing issue. The tailpiece could be turned 90 one way too far.
Take off the inside turnpiece, adjust spindle and put back on turnpiece.

If it is a Titan (also kwikset), the tailpice could be disconnected. The c clip could have dislodged and needs to be reseated.

Does the key turn round & round to no effect? The tailpiece has become disconnected or broken. Replace lock.

Does the key turn part way then stop, without retracting the bolt? Is the inner thumbturn hard to operate? Your door and/or lock is mis-aligned. Re-align.

More info, more answers.
