Leaky roof, addition

Our house has 20+ yr.old addition. (24x13) The original roof is a rolled roof. There were several leaks over the past four yrs. (including flashing) We've had it patched three times and another rolled roof sealed on the original one. Still leaks in the center/middle of room. One contractor suggested tearing the whole roof off and replacing it with a one-seamless piece of rubber roof. Any suggestions for this money pit? Thanks!

Where are writing from?

Have you considered a metal roof? The seamless rubber is a good roof covering.
