Unhappy almost flat roof

i have a almost flat roof on my house and it leakes someone told me to tar it and that would stop it it did for a month i was wonding if there was something else i could do other then replace it

Flat roof

Patching with tar is a temporary fix. There is no guarantee that where you put the tar is where the leak is. Often the leak occurs where the flat roof joins the structure and around flashings. It's difficult to fix a flat roof. When they reach the end of their life span, it is time to replace.

Roof replacement is recommended when the roof has exceeded its life expectancy and shows evidence of advanced deterioration: insulation is wet, deteriorated, or poorly attached; or numerous leaks of a serious nature have developed in the roof membrane. Replacement, rather than recovering the old roof with a new membrane, is necessary when the existing roof membrane is not a suitable substrate for a new roof covering, or two or more roof coverings already exist.

My first question would be do you have a home that has been reroofed??? I tend to think that most homes that I have worked on, the flashings around the penatrations are not installed correctly(chimneys, vents, pipes, ect...)
