Waterproofing? Re-grading? Combo of both to correct leaky walk-out basement?
Not sure if I am posting in correct forum...please advise.
I have an older home (35+yo) that is on a relatively level lot and when it rains I get ponding. One side of the foundation has been waterproofed (drain tile put inside under footing, but even in downpours the sump pit is bone dry). This fixed part of the problem of leaks after overgrowth (believed to be plugging up some leaks) was cleared away.
The walk-out stairs (two concrete pours) has French drain tiles (above grade and covered with decorative rock to keep debris from clogging system). This has been tested and does drain properly. The problem is that the walk-out area is depressed (I would guess less than 45 degrees but close) and the water seepage is now coming from below the steps (below grade level).
I am considering drain tile (hooked into sump pit) below footings in this area IN ADDITON to re-grading the depressed area. I don't know how or even IF this re-grading can be achieved without creating a problem elsewhere or creating an even deeper depressison. Dare I consult a grading specialist? Will s/he simply say yes to make easy $$$ ?

I think that you have the right idea.
French drains, drain tiles into sump pump, etc.
Have you also considered a swale "uphill" from the probem area to help carry away excess water?
Any way that you can direct water around or away from the problem area, either by gravity flow or sump pump, will help.

If you don't have gutters, you should! This water would need to be put in a draintile leading away from the house as well.
