Lightbulb mobile home roofing repair or replace

our current mobile home roof, which we just moved
into, seems to be a metal type roof with some sort
of coating on it....the ceiling inside has gotten a bit
discolored in places indicating possible small leaks...
what about repairing? recommendations vs.
re-coating the whole thing. Is there a standard
coating you can buy for a mobile home roof, which
is relatively flat.

First option is aluminum/asphalt roof paint. It's low cost, takes about 1 day to paint a reasonable size home and you should plan to recoat every 2 years. Some of these products have fibres that reduce the chance of cracks as the roof expands and contracts - they're a bit more expensive but probably worth it.

Second option is an elastomer roof coating. These are quite a bit more expensive if you put them on as thick as the manufacturers recommend but they should be good for 10 years.

Third option is a roof-over. You can buy a kit or hire a local contractor to build a roof in the conventional manner. This is the most expensive but gives you the opportunity to add insulation which should reduce energy costs and the roof-over should improve the appearance of the home.

Option 4: Put a new metal roof over your old roof. This is very common. We do several every year. Has about a 40 year life span. Hail will not hurt it. It cools your house in the sumer and keeps in heat in the winter. They look very nice. Pro's usually do them. Not that expensive and much better then painting. Good Luck
