need for flashing on chimney?
I am in the process of buying a house in New England. The inspector pointed out that there is no flashing between the chimney and the shingled roof. The chimney is along the end of the house (as opposed to coming through the middle of the roof). It is sealed with caulking. The house was built 4 years ago. Is flashing necessary? The inspector suggests that this can be maintained by sealing between the roof and chimney every couple of years. I would appreciate any advice on this matter.

Idealy, the flashing is installed into the mortar joints as the chimney is constructed. Surface mounted flashing is available to the roofer. Surface mounted flashings end up relying on a bead of sealant for the final seal at the top of the bar. Sometimes mortar joints can be hard to seal, as they are not struck flush and have to be filled w/sealant.

You for sure want to flash the chimney. Just caulking wont and cant hold up for long. As the roof and the chimney move around a lot from each other. The so called metal step shingles go up under the roof shingles there now and the counter flashing goes over them and fastened to the flue. This way things can move around and not leak. Get a good roofer or sheet metal shop to look at it and do it right .
