Roof Replacement Advice...

I live in Southern CA and replacing my roof - already got the three quotes. They range from $5,500 - $11,000. The upper end includes a 20 year warranty against all leaks and any damage due to the leaking. The lower end includes only a 5 year warranty. Overall it seems that all quotes provide the same service.

What is a typical warranty for a roof? Is 5 year a standard warranty and the third company is going above and beyond of what is required?

I've seen 1 yr to 5 yr.
I don't think I've ever seen a roofer give a 20 year warranty against leaks.
I think he's going WAY beyond what is "required".....especially when he covers "any damage due to the leaking".

the 20 year warranty is only as good as the guy who backs it up. how long has this guy been roofing? will he still be in business in 10 years let alone 20? just some things that popped into my head immediately.
