FLAT ROOF - tar ?

Hi guys,

We live in London, Ontario, Canada in a 2.5 storey house with top part of roof being flat.

We will likely get a new roof within the next 2 years but am wanting to make sure the current flat roof lasts until then. Although it is looking a little shabby, it isnt leaking...yet! Also some of the flashing at the edges has also come up slightly and as you can see from the pics below, there is a small area where water is ponding (from a heavy rain day before).

I was at Home Depot and saw a type of roll-on/paint-on tar made for flat roofs...anyone ever use it? Recommended ?

I was going to fasten down the edges and go over the entire surface and edges with this tar product.

It looks like the roof is made of sheet metal flashing with torch down over top.? not sure

Any help would be great! Just wanted to check in with the pros first...

Thanks, Paul (PICS BELOW)
