Leaky Roof - Shingles Warrenty Information

Recently I experienced a leak in my roof. The inspector discovered a piece of "flashing" was gone. He repaired and the told me my roof that was installed in May 1995 needed to be replaced. The roofing shingles used were made by "Atlas". This was a new construction, so I want to get information about these asphalt shingles expectations and if there is a warranty. He reported that all of the "gravel" was gone. I have had no other problem. Should I be concerned at this point?

Strange roof valley condition in New Orleans

I have limited construction experience, and I am now project-managing for a nonprofit group, and we have a unique roof condition and I really have no clue how to handle it - I can't seem to find a standard detail to deal with it. The house will be located in New Orleans. This is a rendering of the house: [url]http://i13.tinypic.com/7xt7i1g.jpg[/url] I can post a roofplan/elevations/anything else, if there's more info needed. Detached garage venting

I have a detached garage in Mountain View, CA built in 1962. The first roof was wood shingles over skip sheathing. Composite shingles were layed over that a long time ago and now it's time to redo it. I plan to strip all the old shingles, but probably keep the skip sheathing and lay 1/2 decking over them, and then a conventional composite shingle installation. The building gets very hot in the summer. It has no ventilation up high at all. I'd like to add rigid foam board insulation on the underside of the rafters, put vents into the eaves, and put a ridge vent onto the top. I’m hoping that will keep good airflow (due to convection) under the roofing (helping to keep it long-lasting), but also keep some of the heat out of the garage itself, while still allowing me to use my overhead storage space. Am I on the right track with this? If the rest of the space is still too hot, I would likely add a thermostatically controlled gable-end vent. -- RichRead More
