Cover Old Roof or Tear Off

I'd like to know what I should be considering in deciding whether to cover over an existing roof or tearing the old roof off before covering.

The current roof is the original roof but is in pretty bad shape. I'm also at the top of a hill and get some pretty good winds.

Pay the extra and do the tearoff. Most problems with roofs are due to improper install/failure of flashing, not failure of the shingles themselves.

Advantages:
Chance to inspect and repair old decking and reflash all penetrations.

You can use Ice and storm seal on the lower part of the roof line, and in any valleys.

Less load on the roof structure.

Better attachment of the new shingles.

Less heat retention, giving a longer life to the new shingles.

You can uprade your attic ventilation very simply ATT.

Disadvantages:
Cost of ripoff and haul away of debris

Possibility of damage to siding if contractor doesn't take appropriate precautions.


You'll pay now, or pay later. What about 20-25 yrs from now when labor, hauling, and disposal costs are even higher, and they have to tear off 2 layers?

If the old roof was in good shape, maybe keep it. In bad shape, tear it off.

Thanks guys. I've also talked to a number of other people and am going to tear the old roof off.
