I have a flat rubber roof which was installed in 2004 and have several questions. 1 - The roof was painted with an aluminum paint which is now starting to fade. Can I use any aluminum paint to paint over the old stuff, or do I have to use a specific type of paint? I don't know exactly what was used previously. 2 - In spots, the rubber membrane is starting to bubble. I know how to repair this (cut an "X" into membrane, peel it back, apply roofing cement, and cover whole area with another rubber membrane, etc.). Do I need to use specific types of materials for this repair, or will any do? Thanks for any help.

I'm redoing the gutters on a house I just bought that was built in 1942. I think the fascia is original. It's just 1x6 12 foot planks. Some needs to be replaced, some can be sanded and painted. The question is, where do I draw the line? Does anyone have suggestions on guidelines of when I should replace it (due to rotting/cracking/etc)? I want to do what's right for my place, but I also don't want to toss away what is essentially good wood that just need a good paint job and will last another 20+ years. All of it has water damage, but most of it is limited to paint peeling.
