Thoro seal,sunny dry, or geocel?

I am looking to waterproof my chimney because it leaks when there is a strong rain. I have been doing some research about sealers for chimneys and i found that they must be vapor permeable, meaning that they allow vapor to escape but they don't allow water in.has anyone heard of or used any of these waterproofing sealers, and if so what ones would you recommend. Also, i read about crystalline waterproofers that seep into the brick and form a permanent waterproof bond to the brick/concrete. Has anyone heard of these? And if so where can you purchase them? Thanks for the feedback.

Geocell mortar seal is excellent
