vent pipe boot leak. which fix is correct fix?

or will either one work?
I have read that I can buy a metal replacement boot and work the rubber fitting out of it and just slide it down over the existing boot?
I have also read that I should replace the boot. Of course I would rather do the first, but is it a legit fix?
Do they sell a rubber seal made to slide down over the existing boots at my local Lowes or Menards?
If I have to replace the boot, is there any pro tips I should know about? It is leaking due to cracks in the rubber around the vent stack.

Don't know whether they sell them at Lowes or similar, but a good gardware store or a plumbing supply should have replacement boots. If the old one is just cracked or torn, you clean it well, then put a good coat of exterior silicone caulk on it and slide the new one down on top. At least thats how I did it..they say you don't need to caulk it.
