Bitumen Rubber Membrane Roof

for the roofing forum experts

While inspecting a rental property of mine yesterday for hail storm damage, I discovered that I have a loose edge of membrane that covers a back screen porch. I suppose this type of roofing selection was made because of the near flat porch roof line. The membrane looked pretty good for being about 12 yrs old. is there a preferred method of repairing this membrane? Understand, it is not split or torn. It has just come loose. And is there any type coating that is recommended to protect the membrane and extend its life?

Without seeing it id say you could buy some modified bitumen mastic and seal it back down.
Silver coating from any supply house will work.
