EPDM leaking black goop

I have a 12 year old epdm membrane flatroof, about 20' by 40' with only two seams. It attaches to the side of the building with metal bands that are screwed in at about 2" below the roof along the exterior walls. Last winter it started to leak black tar-like goop out of the area where it attaches, and also some through the roof itself inside.

It is like the adhesive is breaking down and leaking all over. Has anyone run into this problem and what solutions have you used. The rubber membrane itself looks good still, and I hate to replace the entire 800 feet.

It sounds like something penetrated the seams & pushed your black goop through the sides. You might have to seal the seams with new black goop.

The "goop" is not from the epdm membrane. Im not sure what it is but epdm doesn't break down into liquid at any time nor does the proper adhesives that would have been used.
Maybe their is a leak and the water is picking up debris from older roofs under the epdm?
Maybe its an old coal tar roof and the tar is melting and running out screw holes/penetrations?
Dont put goop on the epdm to fix it.
Primer and 5" peel and stick epdm flashing will fix almost anything you may run in to.
