New roof,or not

I have a conventional 42 x 22 foot ranch that I'm trying to decide about replacing the roof.

Is a Roof about 30 years old, with a leak around the chimney base worth fixing,or should i bite the bullet and have it replaced?

30 years? You are on borrowed time. Bite the bullet. You will be protecting everything below it as well, so think about it.

Are you planning on staying in the house for a while? If so I think Chandler is right. I might have shirts older than that, but its not keeping water off of my head.

Hi daswede,
Mine are 31 years old and we started shopping last year for a new roof. I never like to make any job easy, so I hope to add a dormer over the front door, a roof over a new entrance, plus I have extended all of my soffits to maintain my overhang with new siding over extra thick insulation. Now, I don't expect your list will be that long, but it is always good to fix other related issues while you are at it. Example: ridge vent and soffit venting if needed.

If you have had ice dam problems, shingle color might be a consideration as well.

follow up

Well,i got 3 quotes for roofing and am about to go ahead with the job.

Two of the three quotes were for using IKO Architectural 30 yr. shingles,and the other quote was using GAF with the same specs.

I need recommendations from the experts here on which to go with?

I would not put IKO shingles on a dog house.
Poor quality and I've never once seen them get the colors to match even with all the same batch numbers.
GAF is now life time warrentyed.

Followup,

I did a web search on IKO and GAF..

I couldn't believe all the complaints about IKO,so GAf is the one i'm going with.
