How long does a clay tile roof last?

Changed insurance company and had an inspector come out and ask how old the roof was. Said 20 years. I know asphalt shingles last 20-30 years, slate over 75 years. How long do Florida clay tile roofs last on average?

I would say longer than your life. In your case, probably until the next hurricane comes along to blow them off. Terracotta roof tiles do last a long time. That's not to say you won't need to do maintenance while you have it.

Underground downspout drain, how to terminate?

I've purchased 4" PVC pipe to drain two of my gutter downspouts into and out the back yard about 10-15 feet away from the house on a slight downhill slope. I'm just not 100% sure how to end the drain. My original idea was to place a T at the end of the 4" pipe, one end of the T would face down into the ground emptying into a 2-3 hole lined with landscaping fabric and filled with rock. The other end of the T placed just at ground level with a grill on it. The idea would be to allow the water to drain into the ground, but when the ground got to saturated with water it was overflow the top out the grill and then continue down hill away from the house. I was told this wouldn't be enough since the ground has a lot of clay in it and the hole would just fill up in no time, but instead would need to use a large barrel, such as 55 gallon barrel instead of just a 2-3" hole with rocks. Hello, This is my frist post. But added myself to this Forums to get some help. Ok I have a few buddys that roof and trying to get someone for my soffit, but on the one side there isn't much room for a scafold, since there is brushes in the way, Is there anything that I may do or use to get this done. I had in mind, to maybe cut some of the brush down(trim it), but was hoping I didn't have to do it this way.Read More
