Built up vs SPF roofing?
I have a house in Arizona with a built up roof system on a low slope roof. The roof decking is plywood on top of 2x8 beams and no attic space. There are insulation bats and then the interior sheetrock. There are 2 ft overhangs on all sides of the house with the beams and roof decking exposed. The attached garage also has the beams and roof decking exposed. The roof is probably close to 20 years old. The coating is badly deteriorated. 2 1/2 years ago I got 3 bids each recommending a reroof using a built up 3 ply system with Elastek coating. I just learned of SPF roofing- spray polyurethane foam and got an estimate for it- main advantages seem to be greater R value and 10 year warranty with no maintenance required for 10 years. Built up roofs have 4 year warranty and need recoating every 4- 5 years. Any opinions on the built up vs. the spray foam would be appreciated.
