Metal roof on home we might buy

Metal roof on home we might buy

We want to buy this home, but there is obviously something wrong with the roof. Can someone tell me what piece is missing that is causing the wood to bow? We have no idea what we are doing and have to submit a repair request list asap. THANK YOU!Name:  metal roof.jpg

Metal roof too short, no building paper, no drip-edge flashing, ply not fastened at edges, no rubber grommets on fasteners, or building paper under ply.... I'm not a roofer, could be wrong......

Gary just about nailed it. In addition screws are in the wrong place. They should be on the flat and not on the ridge of the metal. For the most part they have the neoprene washers in place, but all the other stuff causes major concern. There should be two screws across each flat, spaced about 2' all the way up the roof. From the pictures I think there may not be enough fasteners to keep the steel down in a good wind.

Unless there willing to replace that whole roof down to the rafters.
Someone was trying to cheap out or hide something to have used that cheap style roofing.
At some point it always leaks where the screws are.
Without removing the roof there is no good way to "fix" it
Even that chimney looks like it's having issues. Looks like someone tried to use caulking to fix the cracks instead of mortar.

You could unscrew the bottom of the metal roofing enough to put flashing under it and along the edge. That would take care of one of the most pressing concerns. No biggie to add additional screws as needed to secure the metal to the roof deck. Too late to install the roofing felt unless you remove all the metal. I sure don't understand the plywood not being nailed down. Have you inspected the roof from the attic side?

I wouldn't consider that type of roof to be a cheap roof but it definitely could have been installed better!
