Roofers Gaurantee

Previous owner put a roof on my house in 07'. Im having trouble contacting the contractor who did the job. I wanted an idea when I talk with them...

what is usually a standard warranty for roof?
Are they transferable usually to a new owner?

Im figuring there would be a warranty from the manufacture of the shingles and one from the installer.

The roofing material warranty varies with the grade of shingles, and if it was installed according to their spefications. An installer's warranty, unless you have a copy of the contract where it was spelled out will be a crap shoot.....IF you can find him.

I was thinking it was going to be a crap shoot too. The guy is local and still around so its a matter of getting in touch.... but likely, after 7 years and not the original purchaser, Im probably barking up the wrong tree?

For workmanship issues or leaks, at this stage of the game, would you be calling the same guy out if you were in my shoes?

Nope. Cut your losses with this guy. His repairs would be under duress and could potentially be worse than what you have now. Get a good reputable roofer in to do any repair work.

Mike, what is the nature of your current issue/s?
7 years is a long time and being a second owner makes chances doubtful. If a continuation of a warranty was negotiated at the time of sale, maybe.

If my fading memory serves me, I think in NJ they were or were trying to hold builders responsible for 3 years after construction. Even that, although a bonus for home buyers, is a real burden for builders/contractors. Keeping track of who did what work and what insurance company had the coverage is almost impossible over just 3 years and you are talking 7.

No real issues, I just thought I would be able to milk a warranty on labor maybe for another 3 years. I was thinking even longer for the shingles themselves.

7 years and being a previous owner, your both right, not much chance there for piece of mind thru warranty.

Workmanship warranties are usually of short duration (typically, 5 years max.), while manufacturers warranties are typically are for 20 to 40 years, depending on the grade of shingle chosen. If you shared with us what specific problems you are having with the roof, we might be able to provide additional advice.

Heard back from co.

2 years workmanship/labor. Long past and lifetime on the shingle.

The only reason I thought to find out about the shingles themselves, theres some small spots where the asphault is rubbed off. Probably from walking on it or something.

You mean where the fiberglass is worn off?

If so, those shingles do need to be replaced.

I suspect he means mineral granules.
