Silicone elastomeric coating application

Can anyone tell me if it is difficult to apply a silicon elastometric coating on a flat roof. someone was telling me that he used to do it but could never get it even and woould roll off spots. My flat roof does pond in the center a bit but is visibly pretty flat. I am still trying to resolve the question of relplacing my roof (around $1800) my 30 year old PVC roof with EPDM (around $1800 with a single piece of rubber) or patching the roof and coating it with the silicon coating (about $1000). If it is difficult to coat, maybe I should just go for the new roof.

While I've applied a good bit of elastomeric masonry paint, I've only applied a little elastomeric roof coating. The number one reason for any coating to 'roll off' or not adhere is a containment on the substrate. If the roof isn't clean enough the coating may not bond properly.

Applying the silicon coating may work. But if it doesn't and you realize it too late you'll have poured the $1,000 down the drain. If you replace the roof you know what you get.
