Waterproofing mobile home roof
Hello everyone. We have a 60 year old mobile home in Florida that so far is holding up ok. Florida has had a huge amount of rain over the past year. Dirt from the roof is washing down over the sides of the mobile. I would like to get the roof powerwashed and sealed. I can't remember the last time this was done, although we spot sealed it about 3 years ago.
My question is: should we seal the entire roof for good measure, or just spot seal again? I worry about the weight of the sealant over the entire roof. Also, what brand sealant do you recommend for a mobile home roof? Would TSP be the best thing to use for the powerwash?
As an aside, we do not have gutters along the front of the mobile because we used to have a metal awning covering our patio. The awning blew away in a hurricane and we have been told you can't affix a gutter to the type of roof we have. It was a special roof apparently made to interface with the awning. Ugh.

I wouldn't worry about the weight of the roof coating, a lot of it weathers away. I normally buy whatever brand of asphalt fibered aluminum paint they have at the store.
