comparing carpet types

I am replacing carpet in a rental property so am looking for a durable carpet to hold up to new tenants. I have rec. comparable quotes from two companies on different carpets and can not determine which is the better carpet. Could anyone assist?

Beaulieu SB004 OR Coastal Charm (believe by Mohawk)

Solution dyed nylon (color added when fibers are in molten state) is still touted to be the most durable. It's more durable and is fade resistent. In selecting carpet, color is an important consideration, especially for rental properties. Lighter colors tend to show soiling more than darker colors. Quality of carpet cushion is also an important consideration because a good cushion is important for preventing wear of carpet, especially in high-traffic areas.
