I would look into cracked/leaking oil filter housing.
Very common on this vehicle and year, usually fixed by dealer if under warranty.
I know from personal experience....

It appears to me that the heat exchanger gasket is bad and leaking.

The gasket is between that black plastic cover with the crews/nuts on it and the heat exchanger itself.

If possible dig down to where the pipe enters your crawlspace outside. Clean up the brick and pipe area very well.
Buy some polyurethane sealant and use it around the hole. -this is one source...
