Update
Had the Flow Control Valve replaced and all is fine. You could hardly see through the old valve.

Yeah I'm figuring that the dip tube has come off or broken. I've never dismantled a hot water heater before so I don't know what the process is to replace a dip tube.

As of late I'm finding that there's air or sounds like air in the cold and hot water pipes. First it was just the hot but now it's both.
