vinyl/laminate/wood floors

Ihave been shopping for a new vinyl or wood floor for my hallway, kitchen,and bathroom.Ihave 2 big dogs everbody tells me to stay away from wood,because the dogs make a big mess while drinking from their bowls My wife likes vinyl,but the installer said we have to replace all the sub flooring first Why?

With vinyl, you need a very smooth surface to adhear to. If not, it will telegragh any imperfection on the surface of the subfloor.
That is why he wants to install a 1/4" hardwood underlayment. Luan is not an approved underlayment, and will void any warranties on the vinyl. So the use of a good birch hardwood underlayment is mandatory.
