Best water based poly for HW flooring?

I have approx. 1000 sf of hardwood flooring that needs to be refinished. It has an orange hue to it (which makes me think it is an oil based poly). I have called 10 places to refinish my floors, but either they say they will come and never show or they don't return my phone calls. I was thinking of renting one of those square sanders (not a drum sander) and doing it myself (I have none almost everthing on a house except hardwood flooring). My wife and I aren't keen on using oil due to the strong smell even though it is stronger. Do you guys have any suggestions on a good water based poly that I can use? I heard the stuff from HD and Lowe's is very low quality. Also, any additional suggestions for the whole process would be appreciated. Thx

I would suggest that you look for a single component waterbased. Traffic has a good product and so is basic. Both are easy to apply and hold up well. If your finish is worn off in areas you will need to sand to bare wood before you apply.
