Lightbulb Best Flooring for a concrete slab?

I'm in the process of converting a garage to a living space. I'm at the point where I am looking at flooring solutions and wanted to gather some feedback on what I should consider. I'm leaning towards laminate....

Would appreciate some solid advice.

First considerations

1-9. Moisture
A garage is going to be at or near grade.
Keep the surface dry and prevent involuntary moisture infiltration under all potential circumstances including a 20 year rain.
Treat any opening as an invitation to disaster at some time down the road.
If it is dry, you have tons of headroom to do anything you want, including adding plywood subfloor and solid wood (on/above grade Mandatory).
But make it guaranteed dry, or whatver is at risk.
Be careful what you do on the outside. If you put dirt around and landscape to hide the fact it used to be a garage, it is now below grade.
Remember moisture extremes happen. The easiest way to turn $2000 to nothing is get it wet.
#10 That gasoline smell lasts a long, long, long time.

Do not skimp on integrating the room/old garge into the HVAC system or it will not be fully usable. Remember concrete transmits cold real well, even if you insulate it, especially around grade level.
