oil or water base poly finish for hardwood floors

Question

I am ready to poly my stripped floors but am wondering if water or oil base poly finish is best and why. How many coats are needed for busy traffic patterns?

"Best" depends on the person.

Use oil-based if you want the most durable surface.

Use water-based if you or your family have chemical sensitivity.

Put on "several" coats. You can define several anywhere from 2 to 5, depending on your personal preferences, and how hard your family is on floors.

I personally prefer the oil based urethanes for floors and put down 2-3 coats screening between each coat.

Oil base is more durable, but smelly and you need to vacate the house. You need a minimum of three coats. The first to seal. The second to cover. The third to protect. Make sure you allow adequate drying time between coats.
