Damaged Hardwood

I have an old hardwood floor (50+ yrs) which I would like to restore but renters throughout the years have trashed to floor and there are gaps in the hardwood.

I thought about staining it black, but would that help?

I appreciate any help or advice anyone has to give me.

Welcome to the forums.

Sounds like it needs to be refinished.

Personally, I would take it out and put in ceramic if you intend to keep renting the place, tenants will tear it up again.

The darker the floor, the more it shows dust, dirt, scratches and dents.

A full sanding to bare wood and a natural sealer & clear-coat finish!

I think it has been sanded twice already. I am not sure it can survive another sanding!

How would you stain it if you can remove the existing finish? Stain needs raw wood to be applied to.
