3 toilets phantum flushing & water seepage

we have 3 old kohler toilets that all are running sometime. i think it would be best to replace with new toilets but not sure what brand. also in one bath there is water seeping through the floor. a plumber told me humidity last year. well doing it again and it is 30 degrees out and not humid. could it be the wax ring? also this is concrete foundation and plumbing in floor.

I have experimented with various brands of toilets at my rental units, and eventually replaced every one of them with a Toto ADA height Drake:

I was plunging other brands frequently, I have never had to plunge the Totos, and tenants put all kinds of stuff down toilets. There may be others that work as well, but I have not encountered them.

The only down side is that the chain will eventually pull through the attachment point at the "flapper" if you adjust the chain to the flush arm too tightly and the flapper is not a "Home Depot" item, so it's a good idea to order a spare and keep it on hand.
