terazzo floor repair - gouges; staining

discovered what could be beautiful terazzo under layers of rotten carpet, padding and crusted on dirt.

How can I deal with the staining? Or do I need a specialist?

Also, the tack strips/nails that were not rotten cause gouging or pitting in the floors.

What's the best way to repair these "divets" ? Home Depot advised using a clear epoxy as using colors to match would take forever. I want to do what is best for the floors

Any advice would be more than appreciated!

I think BRI has a good deal of terrazzo experience. Where are you BRI? Any suggestions?
