There are unmodified and modified thinsets. The unmodified is pretty much a portland and powdered sand mix. The modified is the same thing but they also add a powdered latex additive or other polymer bonding agent to give the cement more grip when setting and curing. The higher the % of additive the higher the price of the bag. HD sells an unmodified thinset for about $6 a bag, Versabond goes about $14 a bag and FlexBond goes about $25 a bag. Just to confuse things a little more you can purchase a liquid latex additve that can be mixed with the unmodified only in place of water. Sort of a make your own modified thinset. Some will say that offers the best bond.
