What is the condition of this slab?

If it's got lots of cracks, you shouldn't install any tile out there. If it's in decent shape, a good modified thinset like Flexbond or a Mapei product.

Just use a normal sanded grout founhd at HD or Lowes.

Use a quality sealer, like AquaMix or Impregnator 511.

Can you take a picture of this garage wall leak area?
