Question

I have been instructed by the "boss" that she desires to enclose the attached garage and make a family room/pantry/breakfast nook. My question is: the garage was built with studs at 2ft, walls and ceiling. Am I going to need to add studding in walls and also ceiling per the 18" standard. I have concerns that if I keep the 24" ceiling spacing, I will have sagging sheet rock in the future. Truss construction is in the ceiling at present.

Leave the walls at 24" O.C. This is quite satisfactory. The fewer studs in the wall the less thermal bridging resulting in less heat loss. The ceiling you should strap with 1x3 @ 16" O.C.to support the drywall. What about the floor? The concrete can be damp causing mildew in carpet in the summer & darn cold in winter. If poured properly when it was meant for a garage there will be a slope in the floor. Seal the concrete, a sub floor shimmed level will offer up a more comfortable room.
