Stains in sheetrock

Stains in sheetrock

I sheetrocked over the back of an interior fireplace wall made of cinder block a few years ago. I have noticed for some time there seems to be a water stain gradually working its way down the wall, but when you touch it its like sap from a tree. I never noticed any moisture on the cinder block before I rocked it. I don't see any signs from a leak above in the attic. I have made sure where the chimney meets the roof shingles is sealed with tar. Didn't think there was a need for vapor barrier but maybe there is? Any ideas would be much appreciated. Thanks.

How close is the drywall to the cinderblock?

3/4". I attached 3/4" strips of cdx to cinderblock and sheetrock is screwed into the strips.

I don't know for sure but it's probably from lack of insulation and vapor barrier. It would have been nice to have 3/4" foam between the drywall and the block.

If the drywall is dry, you can use a solvent based primer to cover the stain and then repaint but if the cause of the stain isn't fixed, I'd expect the problem to return
