Garage into living space

I'm in the process of having my home built. I am going to put insulation on both sides of the garage before the drywall goes up. After they are done I'm going to run a hvac kit to the garage for heating and cooling. I'm gonna put down carpet and build a wall that is insulated in front of the garage door to seal it off. Will this make my Garage like the rest of the house after this is all done, meaning keep hot or cold air in like house? If not am i missing anything? Thanks

If you are having the house built why would you think of doing that. Why not just build it as the room you intend it to be ?

I tried buy the builders won't let me. They can only do the house stock upgrades, such as a 5th bedroom or 9' ceilings on the bottom floor. I asked about the garage and they said the garage would need to be a garage until after I closed on the house

Yeah....that's what I thought you would say. They get plans approved with the changes you mentioned....major stuff like no garage would require re-submittal and approval.

I also wouldn't remove the door and close the front in....unless you plan on spending the rest of your days there. Keep the door functional so you can open it and check for water or pest infiltration. Maybe even leave enough room for some storage?

Hmmm... what about the garage door rails? Planning to remove them? How will you secure the door?

Another issue is your house insurance.
If the space was designated as a garage your insurance company would have to sign off on it as a part of the house if you were to convert it.

Also not sure what an "HVAC kit" is?
You can not make any connection to the home's forced air heating system when the space is a garage.

I wanted to keep the garage door. Just remove the top rails and put a wall up. If I ever sold the house I could remove the hvac kit and take the wall down to be a garage again. I'm putting my home theater in there and wanted it to have ac and heat since I was putting a 4th wall up in front of the garage door. The hvac kit comes with a y adapter. You can split off one of the vents tubing and run it to a another room, like my garage since it would be insulated.

Unless your current HVAC system will handle the extra square footage, you may not be able to carry the heat/cool into the garage effectively without starving the remainder of the house. Walls need to be insulated and the ceiling needs to be insulated.
You most likely have a firewall between the garage and the main structure. You must allow access between the two and it must be fire rated. The door from the garage to the main structure must be fire rated and self closing, so don't defeat any of these parameters when you remodel the room.
