What is happening to my walls?

Hello. I've been working on home repairs lately at a novice level and have noticed something happening to my walls around certain edges and railings. It is hard to describe so I've posted a few photos. It is essentially peeling off in a strip. Any idea what is happening and how difficult/involved this would be to fix? Would a repair for a crack in drywall be effective?

Thank you

Welcome to the forums.

Looks like a poor taping job.

I assume you did not install the drywall personally?

A little hard to tell from the close ups, are they inside corners? if so, cutting out the loose tape and retaping/mudding is the fix.

I did not install the drywall at all. I recently bought the house and have been working on issues. It is both at corners and not. If that makes sense. Thanks for the fast replies.

They skimped on the nails on the corner beads. May be as easy as chipping out some material, adding ring shank drywall nails and remudding. Is that a radius corner bead or a hard 90 degree corner bead?
