lower the ceiling

I have a "sun-room" in the 20 yo manufactured house I just bought. it was enclosed (poorly) by previous owner, I'm waiting for the new windows and in the mean time, would like to drop the ceiling down, make it flat, insulate and sheetrock. 12x16 room has a metal roof and the interior panels are buckling and it's simply too much "X-tra" space to heat / cool...thus my plan. I figure 6" above the windows, as seen in the pix, and frame it out....thought it wise to see if those more experienced, had some input...thanx

Don't know your location, but a flat roof is just asking for trouble. What material is the sun room walls and roof framing?

I'm thinking the biggest challenge will be installing/supporting your new ceiling joists.

the roof, is not an issue ( I wouldn't think, as it's the exterior) it is metal though, and I had it sealed before moving in, as inspection had shown some "minor" leaks... the 1st pic, door, shows a little of the exterior facing wall...which when getting measured for new windows, I was told there is framing there...I thought 4-6" above the windows is where I could set the 2x4 ? 2x6 ? framing. then a 12' run across...latest pic shows the interior wall, sheetrock also, w/ the sliding door

I'm a painter not a carpenter but at 12' span I think you need 2x6s for the ceiling joists.

Sounds like you are planning on running the ceiling joist perpendicular to the roof rafters. Ceiling joists usually run parallel to roof rafters to prevent roof weight pushing side walls apart. Maybe this is cause of the interior panels being loose.What material is the roof framing?
