Boiler hot water issues

Hi Hope someone help me.

So two days ago steam and water shot out the emergency release value. I turn off the system and called a local "plumber".

I have a 2 family home with 2 units; 1st unit heats the basement and 1st floor ( the unit that im having issues with). 2nd its for my 2nd floor rental.

When turned back on the boiler provided heat for the basement but was having trouble circulation the heat to the 2nd floor, and after a while steam/water will be come out relase value. We then changed the pump with and are having the same problem.

What we have done so far is drain the sytem (which i think it was not done right since it only took 10 mins), and we also bleed the system. I really need advice to what the problem might be i need heat since i have a new born and this plumber has been her for 2day with no resolve. I have picture on photobuket of my system.

Either the expansion tank or the fill valve... Possibly runaway aquastat too and tripping from high temp.

Whats does the pressure and temp say on the boiler gauge?

What is the make and model of boiler?



Read the stickys at the top of this forum... How to test and adjust exp tank...


Also how to verify your boiler pressure gauge.
