Howdy all, In South Florida, I have the following: - shallow well - 1 hp flotec centrifugal pump, 2 yrs old, about 40/60 cut in/out - larger sized pressure tank, 3 yrs old - 2 9-zone sprinkler systems, total of 18 zones. 2 questions: 1. Zones are either 4-5 rotors, or 4 - 8 popups. Each zone, regardless of type or number of heads, starts up with good pressure. However, after a minute, the pump kicks on and the pressure drops considerably... By at least half in my estimation. The pressure on the gauge is at 20 when this happens. It remains at around 20 +/- 2 lbs until the zone is closed. 2. The house pressure has always been pretty much satisfactory, although it does vary for no reason that I can see. For example, running the kitchen tap, the pressure is fine, but then reduces by about a third after it's run for 10 to 30 seconds. Turning the tap off and on again seems to return the pressure to normal. It sometimes remains 'normal' until shut off. Sometimes it drops back down after 10-30 seconds again. This happens regardless of whether the well pump is running or not. Any ideas here? Thanks.

I recently had to replace the pressure switch for my submersible well pump. The contact tips failed. After replacing the switch, I see why. The pump kicks on and off constantly. The pressure builds up and the pump kicks off and then the pressure slowly drops off until it kicks on again ( about 20 seconds). At first I thought maybe there was a leak or the bladder was bad, but I shut off the valve just after the guage and it still occurs. I believe there must be a check valve at the pump that maintains line pressure. Does this sound right and can an accomplished DYIer make this repair. The well is at 58' and the well head is easily accessible.
