Convertible Jet Pump

Have a RedLion 3/4 HP pump drawing water 300 ft from lake to cabin. Worked fine for last 2 summers, this time when pump is on it holds pressure (50#) by itself but when a tap is turned on the pressure drops down to 30# & then you can hear it sucking air from the pressure tank & the water volume drops to zero & the pump then kicks in again at 25 PSI & pressure in tank is 23 PSI. I have replaced the footvalve and all connections. Is this a pump or pressure tank problem or????

what do you mean when you say you can hear it sucking air?? sounds like you have a suction leak. the smallest hole on suction side can cause lots of problems.
