where to start... I live Spring, Tx just over a year ago we got hit by Ike. No power for about 6 weeks equaled no water. So we used the old toy hauler to live in lol. Tank drained to 0. Well that's when all this mess started, soon as the power came back on the psi never got over 30? Pump just runs and runs, No clicking doubled check that over and over but when walk out to where the pipe is in ground you can just here what sounds like air in the line or leaking?
Well I went ahead replaced all the pipes in the garage and new tank. Still same deal. ( well I not well person so trying figure it all out)
Ok while the pump steady runs psi gauge in garage never gets over 30. But the pipe out of ground with the seal, and the small T 75psi check valve just sounds like air is sucking in , loud. Can the air be sucking in there and causing it not to build pressure?
I sprayed some soapy water around it but saw nothing but all soapy water running right in that line of the seal where one pipe runs right down to pump??( picture attached to kind show what talking about water running from soapy water putting on it right by pipe) If there is per say crack down under ground would it be real loud up above ground?
the small tire air valve , thats on pipe coming out of that seal that cuts over to small T check valve before goes back under ground to run to garage , well if you push it air comes out for maybe 15 sec some times 30 sec then water comes out also.
Well hope all this understandable? Beer 4U2 I can get pictures if needed.. ( bought this house about 3 years ago, built in 79 , not sure how old pump and all that is under ground white PVC sticking out of ground, and the tank i removed was about 6ft tall, float valve on side of it and was steal )

To check for leaks, use shaving cream.
Slather a good bit thickly around each joint, then watch and wait looking for pinholes. Take your time and swivel your head all the way around. Pin hole ones can be hard to see.

You have a hole or a crack in the drop pipe going down to the pump.
That is why it has a lot of air and why it will not build up to the cut off pressure.
On the other hand the pump itself could be going bad and some of the impellers are coming apart, and have gotten stuck in the check valve at the pump holding open.
One test you can do is. There should be a plug or relieve valve on the top of the well. Have someone turn the power off the the pump, and take one of them out on top of the well.
If the water falls fast and puts a strong suction on your hand, you have a hole in it or a bad pump.
I'm going to say its a hole or crack.
The pump will have to be pulled either way to fix it.
The soapy water and shaving cream are good ideas, just not in your case.
