Well Pump - low pressure. New pressure switch, pressure tank or both?
My water pressure has slowly gotten very very low. I have adjusted the cut in pressure on the pressure switch a few times over last couple years and this has temporarily solved the problem. But now the nut on the switch is turned all the way out so that I cannot adjust the cut-in any more.
Do I need just a new switch, or new tank as well. When the pump does cut in the water pressure is good (~45 psi) but it just goes too low before cutting in again (<10 psi).
Symptoms I've read for leak in pressure tank bladder don't seem to really apply. The pump is not constantly cycling etc.
Thanks for your help,
James

It could be that the pump is no longer able to pump at the same flow rate that it was doing when new.
What is the air pressure in your pressure tank?
It needs to be 2 lbs BELOW the kick in setting , ie if the switch is a 40/60 then there needs to be 38psi in the tank.
Age of the well pump?
When was any kind of maintenance done on the well pump and the well?

Don't know age of pump, at least 10 years...possibly original to the house (20 yrs).
Will check pressure in the tank. What happens if tank pressure is not ~2 psi below the cut-in?
Some maintenance on softener etc. but No well/pump maintenance in my time (5 yrs).
If pump wasn't able to keep up with the flowrate would it not just run more often to try and keep up? Currently it does not seem to be doing that - just cutting in at very low pressure.

Do you know what your cut in and cut out pressures are supposed to be. Is the cut out pressure happening correctly? If you check the air pressure of the tank, you need to empty it of water first.

If your water pressure is low and you have adjusted the switch to the highest pressure setting and the switch actually operates......clicks on and off.... then it's bad.

If the pressure switch is mounted on a nipple, make sure it's not clogged with rust
or debris.
