Using a concrete sealer can help to decrease the amount of moisture that is found in a basement or on top of a garage floor. The concrete sealer will also protect areas like a garage floor from water or spills penetrating into the porous cement. However, there are some common problems with concrete sealer that homeowners should be aware of.
Check for VOC's
Volatile Organic Compounds are gases that are emitted through some chemicals that are found in concrete sealers. Check the label on the product to make sure that there are no VOC's.
Clouding of Sealant
Another problem with some decorative types concrete sealants is that they begin to look cloudy after they have been applied. This is because there is still moisture that is trapped within the concrete.
Surface Temperature of Concrete
While the concrete sealer is great once it has been properly applied, it can be weakened during the application if the surface temperature of the concrete is not ideal. Concrete sealer should be applied when the concrete is between 50 to 90 degrees. If the concrete is in direct sunlight, the temperature must be monitored before applying the sealant.
Dirty or Pocked Concrete Surface
Another common problem when applying a concrete sealer is that it has been applied directly onto dirty concrete. Cement floors, or walls, that are pocked (tiny holes in the surface caused by erosion) will also cause the sealant to fail.
